AMC works with owners across four paths. We acquire properties directly for cash, using a combination of equity and assumable or new financing — without a financing contingency. For owners who want to keep their property, AMC's asset-management group can be engaged for a recovery or refinancing plan. For owners exchanging under Section 1031, AMC can serve as the certain buyer of the property being relinquished. And AMC structures Section 721 contributions through its operating partnership, under which a qualifying owner contributes a property in exchange for operating partnership units rather than cash.
AMC's contribution program is anticipated; its terms are described in the calculator's [Terms section].

1. Confidential property review — share the basics (rent roll, trailing financials, debt terms); AMC's underwriting team evaluates fit. 
2. Structure & valuation — AMC proposes the transaction suited to your objectives — an outright purchase, a §721 contribution, or a blend — with a value, before you commit to anything. 
3. Advisor coordination — your CPA, attorney, and wealth advisor review the proposed terms alongside AMC's counsel.
4. Close & convert — due diligence, closing, and issuance of units (or proceeds) at the agreed value.

  Liquidity for operating partnership unit holders is addressed through redemption options exercisable at the holder's election, on the terms set out in the governing partnership agreement and described in the calculator's Terms section.
